Milan, February 08, 2024 – Prelios Agency, the Prelios Group property consultancy and brokerage specialist, has completed leasing operations for Superlab, the new horizontal skyscraper in Viale Sarca 336, in Milan’s Bicocca business district.
Contracts have been drawn up on the more than 6,000 sq.m of office premises with three important companies, including two multinationals who are leading players in their fields. Prelios Agency has also assisted the landlord since the purchase of the property, working closely with the designers to create a functional product to meet the needs of today’s corporate tenants, who place growing importance on the quality, flexibility, and environmental sustainability of their premises.
The building, which housed the offices of the former Breda company, is an interesting redevelopment project, led by the Turin-based Balance Architettura firm, which reinterprets Bicocca's industrial history, a district associated with the production of rubber, glass and steel, materials that now feature on the innovative facade in rubber, polycarbonate and super-transparent glass. Transparency is also ensured by the internal structure of steel truss girders, creating bright and airy spaces for a continuous indoor-outdoor interchange.
Environmental sustainability is the key driver of the Superlab project, a carbon-zero building that has already obtained Leed Gold certification for its energy performance, the environmental quality of the interior spaces and the resources used.
Mauro Fiori, Director of Institutional Leasing at Prelios Agency, said: “We are very pleased with this result, especially considering that the advisory service began during the pandemic, when the mood and prospects for office buildings were extremely negative. The constant support Prelios Agency provided for the landlord throughout the development stages, together with the organization of effective targeting scouting procedures to identify potential tenants, ensured the success of the operation.”
