Ardian, a world-leading private investment house, and Prelios SGR S.p.A., one of Italy's largest real estate and securities SGRs, announced the sale to Deka Immobilien, the Deka Group’s specialist for real estate investments and one of the largest globally active real estate fund companies in Germany, of an office building located in Via Colombo 80 in Rome, in the EUR district, home to the city’s most important financial and services center.
Ardian and Prelios have completely repositioned the building from a commercial and technical point of view. Beginning in January , an extensive renovation has been carried out to make the property one of the highest quality office buildings in Rome and one of the few with a double green building certification: LEED and BREEAM. The refurbishment has significantly increased its competitiveness and appeal, through a re-designed façade, a double-height entrance hall, a gym and state-of-the-art grade A office spaces. The property has a 90% occupancy rate, with a mix of corporate tenants with exceptional ratings and covenants. In the last two years, long-term leases have been signed with the Prelios Group and PwC, who have both confirmed the location as their Rome headquarters.
“We are proud to have completed an important redevelopment and repositioning of the property in an operational context complicated by the current pandemic crisis,” said Prelios SGR CEO Patrick Del Bigio. “This redevelopment confirms that even in an economic scenario strongly impacted by the pandemic, the quality of the underlying asset and the professionalism of the manager allow for important results for investors. In this context, ESG issues, which are a strategic focus for Prelios SGR, and the environmental sustainability of the product, which has obtained the prestigious LEED and BREEAM certifications, are becoming increasingly relevant.”
Ardian Real Estate manages assets in Italy for around 1 billion euro, including valuable historic properties in some of the country’s largest cities. Rodolfo Petrosino, Senior Managing Director for Ardian Real Estate’s operations in Southern Europe, said: “The property acquired in 2017 has undergone an extensive renovation to turn it into a particularly attractive asset located in Rome’s dynamic southern Europe district, an area with numerous office spaces which, in the last few years, has also acquired a residential and commercial function thanks to the proximity of the subway and other overland public transport systems. Thanks to our valuable partnership with Prelios SGR, our search for the best investment opportunities on the Italian market continues, focusing in particular on build-to-core quality office spaces, with the aim of repositioning and reselling them to long-term investors.”
