  • 2017 – today Cofinance Group SA – member of the Board of Directors, through its subsidiaries Cofinance SAS in France and Cofinance Inc. in the USA, the Cofinance Group develops and manages a diversified portfolio of property assets in the retail, office,hotel and residential segments.

  • 2016 – today PROPENSIONE S.p.A. – Founder and Operations Manager of Propensione, an innovative fintech start-up active in insurance brokerage and pensions using a proprietary software based on algorithmic processes.

  • 2015 – today ULI (Urban Land Institute) – Past President and Executive Committee Member of ULI Italy, a worldwide no-profit research and training organization set up to promote better use of land.

  • 2015 – today RISANAMENTO S.p.A. – Vice Chair and member of the Board of Directors of Risanamento, a property company listed on the Italian stock exchange, and member of the Boards of Directors of the main subsidiaries.

  • 2014 – today GCS & PARTNERS – Founder and Director of GCS&P, a financial and strategic consultancy active mainly in Real Estate, Tourism and Infrastructure.

    CEO and General Manager of Generali Real Estate, Trieste-Paris, an asset management and property and facility management services company with operating divisions in 11 countries and a team of 500 professionals. Generali Real Estate manages 29 billion of assets for the companies of the Generali Group and a number of selected institutional investors, including pension funds and sovereign funds.
    Under Scotti’s management, the company was formed by merging into a single entity the Generali Group divisions already active in property management, and has become the second-largest European player.
    Chair of Generali Immobiliare Italia SGR, an asset management company specialized in the creation and management of property funds for institutional investors.

PROFESSIONAL EXPERIENCE

General Manager

  • Management of one of the top Italian real estate SGRs, with about €4bn total assets, reporting directly to the Board of Directors.
  • In charge of the entire business and staff structure of the company, which has about 60 employees.
  • In charge of presenting the budget and the three-year plan to the Board of Directors and their implementation.
  • Through the Business Development unit, in charge of increasing the assets under management, by creating and developing new real estate funds and investor relations, supervising, coordinating and directing the overall operations of the 33 real estate funds under management, through the Fund Management unit.
  • Under his management, the SGR has overperformed, in EBIT terms, with respect to the management plans approved for the latest three-year period, by, among other things:
    • setting up 12 new real estate funds, with about €2bn additional AuM;
    • widening the subscriber base to the managed funds, with more than 30 new major institutional investors
    • carried out divestments for about €1.8bn of AuM, in line with the plans for the liquidation of the funds under management close to their expiration date and in compliance of the covenants related to the outstanding loans

Business Development Director

  • In charge of the identification and management of business opportunities (real estate acquisitions, joint ventures, real estate auctions, development and renovation projects, etc.) both for the development and implementation of new real estate funds (coordinating also the marketing, strategic and sales issues) and for the investments of the individual funds managed (including the structuring of the deals and definition of the funding).
  • In charge of the investment policies and the management and coordination of the entire process related to the set up (real estate and financial issues, governance, fund raising, etc.) of 10 funds, for a total AuM value exceeding €5bn, contributing, as Business Development Director, to make FIMIT the top Italian SGR in AuM terms.
  • In charge of the relations with Italian and foreign Institutional Investors (Pension Funds, Sovereign Funds, Banking and Industrial Groups, Insurance, HNWI) for the set-up of Italian funds and for investment opportunities represented by marketing of units of funds existing or about to be created.
  • Structuring of FIMIT International, a company set up in 2011 to support the SGR in developing its international activities.
  • Previously, for FIMIT SGR, in charge of the Projects and Organisation (Human Resources, Organisation and IT, Special Projects) and External Relations function.
  • On behalf of the SGR, he sits on the Board of Directors of companies in which FIMIT Funds has holdings, either as Chairman (Via Cavour S.r.l.) or as Member (Gamma German Property Fund).

He joined Prelios SGR as Asset Manager in 2006 and then assumed the role of the Head of Office and Retail Asset Management until 2011. He held positions of increasing responsibility; recently he was appointed Head of Fund Management Residential & Public Sector, and in 2015 he also took office as Real Estate Acquisition Manager.

He started his careers in 2000 working for six years at Warner Music Italy, as Financial Controller with a focus on planning for the medium - long term and on the analysis of business opportunity and investment.

He graduated at Bocconi University  in Business Administration and obtained a Executive Master in Business Administration at MIP School of Management of Politecnico University in Milan.

From 2015 to 2016, Nicola worked at the Intesa Sanpaolo Group, where he participated in the start-up project for the management of doubtful bank real-estate loans. Previously, from 2014 to 2015, he was Head of Fund Management Office at Prelios SGR.

In 2007, Nicola joined Generali Immobiliare Italia SGR as an analyst, where he remained until 2014, in the successive roles of Asset Manager, Fund Manager and Head of the Dynamic Portfolio B.U.

From 2006 to 2007, Nicola provided real-estate consulting at Reag S.p.A., where he was responsible for international projects with the Paris and Madrid offices.

Nicola began his career in 2004 at Stelline Servizi Immobiliari, a real-estate company belonging to the Credito Valtellinese Group.

He graduated from Milan Polytechnic and specialised in real-estate finance at SDA Bocconi.
